Most development projects in all size ranges we identify at the pre-planning or planning approval stage

Third party agents also have an interest in ensuring their clients sell projects to developers who will encounter no funding issues and we can work with agents to ensure any developer/borrower will receive whole loan at the timing needed to legally complete the purchase of your clients project.

We are always in direct contact with non developer site or building owners or for funding purposes with the developer who owns, controls a project now or seeks to buy new projects without encountering funding issues that are prevented from taking place by a combination of heightened degree of funding preparedness of the developer and with  the support of the specific senior debt lender and its junior co-funders.

No matter of the ownership of any specific project now that has a viable planning approval or is fast approaching receipt of one, we seek where necessary to assist the developer who we establish has funding need now or anticipates funding need in the near future to more efficiently receive whole loans to commence construction or purchase and start construction of new projects.

We do this by bringing and involving the senior debt lender and co-funders at a much earlier timing than is standard practice. This includes issuance of preliminary indicative caveated whole loan lending terms at the earliest timing possible that can be within 24 hours of contact being made with developer.

This approach combined with developer review assists property developers and non developer site or building owners to be as  certain as possible that construction starts or legal completions of site sales and acquisitions do not become mired in funding issues caused by not paying full attention to them at the outset. 
Where possible not only do we bring and involve senior debt lender and its junior co-funders who will fund your projects, if we can, it offers further value and greater efficiency to the whole loan application process to all parties if  the specific BTR Operator/Manager and Forward Purchaser are
brought to the developer and project. 
The suggested optimal timing for the BTR/Operator and Forward Purchaser to become involved is when whole loan lending terms are issued to our developer client.
